1. Acceptance of Terms

By accessing and using KunciKu ("the Service"), you accept and agree to be bound by the terms and provision of this agreement. If you do not agree to abide by the above, please do not use this service.

These Terms of Service ("Terms") govern your use of our property management and document storage platform operated by KunciKu ("us", "we", or "our").

2. Description of Service

KunciKu provides a cloud-based platform for property management, document storage, and communication between landlords, tenants, and property managers. Our services include:

  • Secure document storage and management
  • Property and tenant management tools
  • Communication and collaboration features
  • File sharing and access control
  • Data analytics and reporting

3. User Accounts and Responsibilities

Account Registration

You must provide accurate, complete, and current information when creating your account. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

User Types and Permissions

  • Landlords: Property owners with full control over their properties and associated data
  • Property Managers: Professionals managing properties on behalf of landlords
  • Tenants: Renters with access to their rental-related documents and communications

Prohibited Activities

You agree not to:

  • Upload malicious, illegal, or harmful content
  • Violate any applicable laws or regulations
  • Attempt to gain unauthorized access to other accounts or data
  • Use the service to harass, abuse, or harm others
  • Engage in any activity that disrupts or interferes with the service

4. Data and Privacy

Data Ownership

You retain ownership of all data, documents, and content you upload to our service. We do not claim ownership of your content.

Data Security

We implement industry-standard security measures to protect your data, including encryption in transit and at rest. However, no method of transmission over the internet is 100% secure.

Data Processing

We process your data only as necessary to provide our services and as described in our Privacy Policy. We do not sell, rent, or share your personal information with third parties for their marketing purposes.

5. File Upload and Storage

Upload Limits

  • Maximum file size: 15MB per file
  • Maximum files per upload: 15 files
  • Maximum total upload size: 100MB per session

Acceptable File Types

Supported file formats include:

  • Documents: PDF, DOC, DOCX, XLS, XLSX
  • Images: JPEG, PNG, WebP
  • Archives: ZIP (when permitted)

6. Payment and Billing

Subscription fees are billed in advance on a monthly or annual basis. All fees are non-refundable except as required by law or as specifically stated in our refund policy.

We reserve the right to change our pricing with 30 days' notice to existing subscribers. Price changes will not affect your current billing period.

7. Service Availability

While we strive to maintain high availability, we do not guarantee that the service will be available 100% of the time. We may experience downtime due to maintenance, updates, or unforeseen circumstances.

We will provide advance notice of scheduled maintenance whenever possible.

8. Intellectual Property

The KunciKu platform, including its design, functionality, and underlying technology, is protected by copyright, trademark, and other intellectual property laws.

You may not copy, modify, distribute, or create derivative works of our platform without explicit written permission.

9. Limitation of Liability

In no event shall KunciKu be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses.

Our total liability to you for all claims arising out of or relating to these terms or the service shall not exceed the amount you paid us in the 12 months preceding the claim.

10. Termination

You may terminate your account at any time by contacting our support team. We may terminate or suspend your account immediately if you violate these terms.

Upon termination, your right to use the service will cease immediately. We will provide you with an opportunity to export your data for a period of 30 days after termination.

11. Dispute Resolution

Any disputes arising out of or relating to these terms or the service shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.

The arbitration shall be conducted in English and shall take place in the jurisdiction where KunciKu is headquartered.

12. Changes to Terms

We reserve the right to modify these terms at any time. We will notify users of significant changes via email or through the platform.

Your continued use of the service after changes are posted constitutes acceptance of the modified terms.

13. Governing Law

These terms shall be governed by and construed in accordance with the laws of the jurisdiction in which KunciKu operates, without regard to its conflict of law provisions.
